Homeowner Terms

Terms that apply when you post a project, receive bids and select a contractor on BuildBids.
1. Free to use
Posting a project, receiving bids, messaging contractors and selecting a contractor are free for homeowners. There is no obligation to select any contractor or to hire at all.
2. Accuracy of the information you provide
You are solely responsible for the accuracy and completeness of the project information you submit, including descriptions, photographs, measurements, dimensions, existing conditions, timelines and budget.
Measurements are optional. Where you provide them, you acknowledge they are estimates supplied by you and must be independently verified on site by any contractor before entering into a construction agreement. Inaccurate information may result in bid revisions, change orders or additional cost.
3. Selecting a contractor
BuildBids never ranks bids by price and never recommends a contractor. You choose freely based on price, scope, verification status, reputation, availability and any other factor you consider relevant.
Selection through BuildBids is an introduction only. It is not a contract award, letter of intent or binding commitment to the contractor, and it does not create a construction contract.
BuildBids does not guarantee that you and the selected contractor will reach a construction agreement, or that the project will proceed. BuildBids' role ends when the parties are connected.
When you select a contractor, all other bids on that project close and BuildBids stores an immutable snapshot of the project scope, photos and the selected bid for both parties' records.
4. Your own construction agreement
You are responsible for negotiating and signing your own written construction agreement directly with the contractor, and for all deposits, progress payments, holdbacks, permits, inspections, scheduling, change orders, access to the property and acceptance of completed work.
BuildBids is not a party to that agreement and does not hold or process any construction funds.
5. Due diligence
BuildBids verification is screening, not a guarantee. You are encouraged to independently confirm licensing, insurance coverage, references, WorkSafe / WSIB standing and permit requirements, and to obtain independent legal advice before signing any agreement.
6. Privacy of your address and contact details
Contractors see only an approximate location such as the city and a partial postal code while bidding. Your exact street address, full name, phone number and email are unlocked only after you select a contractor and that contractor pays the BuildBids success fee.
7. Conduct
You agree to communicate respectfully, not to solicit off-platform arrangements intended to circumvent contractor success fees, and not to post false reviews or misleading project information.
8. Release
You release BuildBids from any claim, demand or damage arising from a dispute with a contractor, from any work performed or not performed, and from any loss related to a construction agreement you enter into.
